First Home Buyer FAQs 

  • Eligible buyers can access the Queensland First Home Owner Grant (up to $30,000 depending on location), stamp duty concessions, and schemes like the First Home Guarantee.

  • With certain government schemes, you may be eligible to buy with as little as a 5% deposit. Otherwise, standard deposits typically range from 5% to 20%.

  • Yes. Our consultants assist you through the application process for grants and concessions, ensuring you maximise the financial support available.

  • We highly recommend obtaining pre-approval early. It gives you clarity on your borrowing capacity and strengthens your negotiating position.

  • It is a government initiative allowing eligible first home buyers to purchase with a 5% deposit without paying Lenders Mortgage Insurance (LMI).

House and Land Package FAQs 

  • Packages typically include the cost of the land, home design, site costs, and standard inclusions like kitchens, bathrooms, flooring, and driveways. Some upgrades may be optional. 

  • Yes. Many packages allow for design modifications, including changes to layouts, facades, and internal finishes.

  • Once construction begins, a standard build usually takes between 4 to 6 months, depending on the builder and weather conditions.

  • In Queensland, you generally only pay stamp duty on the land portion, not on the house build, which can save you thousands of dollars. Also, first home buyers do not pay stamp duty, conditions apply. 

  • We work with a select group of trusted builders. If you have specific preferences, we will do our best to accommodate them or find a suitable match.

  • Yes. Many investors use the equity in their existing property to purchase investment properties. We can refer you to finance experts who can assess your borrowing capacity. 

Custom Build FAQs 

  • Floorplans, facades, room sizes, kitchen layouts, outdoor areas, finishes, and energy-efficiency features can all be customised to your preferences.

  • No. We can assist you in sourcing suitable land if you have not yet secured a block.

  • Custom builds can suit a range of budgets. Modifying an existing design often balances affordability with personalisation.

  • From consultation to handover, custom builds typically take between 9 and 18 months, depending on design complexity and council approvals. Note, the design process usually takes 2 to 3 weeks.

  • Yes. Our consultants and builder partners are experienced in designing homes for challenging sites, including sloping and narrow lots.
